Forward Mortgage Processing
What is included in our Contract Processing Services? It depends on your specific needs, but many times duties are split along these lines.
- Takes the application
- Discusses terms
- Gets the buy-in from the client
- Collects Borrowers Documents
- Locks the Rate
- Handles difficult borrower facing items
- Quarterbacks the file and makes sure it gets across the goal line
- The LOA is an extension of the Loan Officer, is licensed, can discuss terms, and can speak for the Loan Officer during the process.
- If there is a discussion to be had with the borrower that could end up terminating the deal, this is handled by the Loan Officer
- Orders, collects, reviews, and tracks all Third-Party items, including but not limited to: Title, Appraisal, Insurance, Payoffs, & HOA certs
- Reviews approvals and compiles condition list
- Assigns conditions based on pre-determined roles
- Borrower Facing
- Or Third-Party Facing
- Tracks conditions for completeness, reminds LO if something is incomplete
- Monitors expiration dates
- Does complete check and review of all File Documents.
- Submits file, submits conditions, & communicates directly with Underwriting

Reverse Mortgage Processing
For many brokers, Reverse Mortgages are one-off transactions that come around a few times a year. We know how to originate and process reverse mortgage loans. We know the lenders and we know their processes. We know the disclosures and the Counseling timing requirements. We know the waiting periods. We know also know state-specific rules.
You can close a reverse mortgage in under 30 days if the borrower is motivated. We know the process timing and the hurdles to clear to make this happen.

NMLS Call Reporting and Bookkeeping
NMLS Reporting
We can include “NMLS Pre-Audit” in our Contract Processing Services. We will audit your closed files and reconcile your LOS to match the final documents. From there, you can export your NMLS call report directly to the NMLS call report page.
Bookkeeping
We can handle some of the transactional bookkeeping requirements that relate to loan fundings and payroll. Let’s talk on a case-by-case basis to develop a plan.

- Update your LOS in Real Time as any changes are made to the file.
- communicate with your borrower(s) and realtors in a supportive role. You are still the primary contact, but we will gladly send an email or text as a member of your team.
- We send conditions to your borrower(s) and realtors and manage collection of documents in your preferred format.

Reverse Mortgage Processing

- We Know Reverse Mortgages and How They Work. Don't be afraid to take that call, we can hold your hand through the process.
- We'll help you with the Loan Proposal, scheduling the Counseling Certificate, filling out the Application, Gathering Documents and Disclosures, Working with the FHA Appraisal, Clearing Conditions, and finalizing the Closing.
